Did you know that before 1996, it was legal for cities in California to control how much a vacant rental unit could be listed for? That, and more, changed with the adoption of the Costa-Hawkins Rental Housing Act in 1995. This little-known law provides critical protections for every single rental housing provider in the state, and especially for small mom and pop housing providers. Yet, few property owners know of its existence and even fewer are aware of the numerous attempts in recent years water-down, bypass, or repeal it altogether.

As more California communities have looked to increasingly strict rent control laws as the housing shortage has worsened, it is more important than ever for rental housing providers in California to understand what Costa-Hawkins is and why it matters

This webinar will cover key topics about Costa-Hawkins, including:

• Who is covered by Costa-Hawkins’ protections
• What vacancy decontrol is and why it is important
• Special protections for single family home and condo owners
• Recent efforts to weaken or repeal Costa-Hawkins
