Developing appropriate screening criteria is critical for all rental housing providers. A rental housing provider who establishes appropriate screening criteria should find, more often than not, that they end up with tenants who pay rent on time and who adhere to house rules and policies.

Consistent application of lawful screening criteria, including renting to the first applicant who qualifies, will also help protect against claims of discrimination.
