The state-level rent cap tied to the Los Angeles-area wildfires expired July 1, but landlords in L.A. County remain subject to a local limit on rent increases of more than 10%.
On June 24, the Los Angeles County Board of Supervisors extended its own protections against rent gouging — rooted in a local emergency declaration — through July 31, 2025. These protections, based on California Penal Code Section 396, apply to both existing tenancies and unit turnover and limit rent increases to no more than 10% above pre-emergency levels.
