Legislation that would extend California’s notice period for nonpayment of rent from three days to 14 days continues to advance through the Legislature.

On Tuesday, April 29, the Senate Judiciary Committee passed SB 436 on a 10–2 vote, sending it to the Senate Appropriations Committee for further consideration. A representative from the California Apartment Association testified in opposition, warning that the bill would delay rent payments and make landlords effectively operate as creditors — a role that many property owners, particularly small operators, are neither willing nor financially equipped to assume.
