Rental housing providers who have watched an eviction case drag on for months rarely get a clear account of what’s driving the timeline. A new CAA webinar, “Why Is My Eviction Taking So Long? A Behind-the-Scenes Look at Unlawful Detainers,” lays it out step by step. The live session airs Aug. 26 at 10 a.m.

The one-hour session walks through what happens once a termination notice expires and a resident doesn’t move out — the point at which the matter becomes a civil lawsuit, called an unlawful detainer, with its own procedural rules, evidentiary requirements and court deadlines. Topics include:

  • Why an unlawful detainer is a civil lawsuit, not just paperwork to file.
  • The procedural steps from filing the complaint through a sheriff’s lockout.
  • Common causes of delay, including service issues, motions, discovery, jury demands and local court procedures.
  • Mistakes housing providers make during litigation — and how to avoid them.
  • Settlement considerations, even in cases that appear to favor the housing provider.
  • Post-judgment steps, including the writ of possession and lockout.
