The California Apartment Association has updated two key resources to assist rental housing providers in navigating the legal requirements following Los Angeles County’s January wildfires.
Industry Insights paper: Available exclusively to CAA members, this document now includes new FAQs that clarify compliance questions, such as demonstrating tenant financial hardship, addressing suspected false claims, and understanding differences between the wildfire eviction moratorium and pandemic-era protections.
Key Laws for Landlords to Know About: This free resource, available to the public, has been revised to reflect the latest legal requirements, including updates on anti-price gouging laws, rent control measures, and emergency eviction protections. Notably, it outlines the extension of California’s rent-gouging protections, capping rent increases at 10% above pre-emergency levels through July 1, 2025. The updated resource also explains a new limited-scope eviction moratorium adopted by L.A. County for certain income-qualifying renters unable to pay rent due to wildfire-related financial hardship. This temporary measure applies to rent due between Feb. 1, 2025, and July 31, 2025, with tenants given until July 31, 2026, to repay deferred rent.
