By accessing or using the services provided by the California Apartment Association (CAA), you agree to be bound by the terms and conditions outlined in this document. These terms apply to all users, including members and non-members, their employees or agents, and govern your use of our website, content, and services.
Membership Types
CAA offers two (2) types of memberships, and the available benefits differ based on the type of membership You choose.
Associate Membership
Associate Members or “Industry Partners” offer goods and services to the rental housing industry such as property maintenance and repair services, landscaping, legal services, and others. Dues are based on the counties in which services are offered. Industry Partner Members do not have rental properties/units associated with the membership.
Property Owner/Manager Membership
Property Owner/Manager Memberships have at least one (1) property and one (1) unit associated with the membership. Dues are based on the location and number of rental units registered with the membership. Members of this type agree to provide accurate, current, and complete property address and unit count information and to update such information to keep it accurate, current, and complete during the course of your membership.
Membership Benefits
Access to Membership Benefits is only available with your paid membership. Benefits are based upon the type of Membership described above and any add-on options You choose at the time of purchase or that You choose to add over the course of Your Membership. Access to these Benefits requires creating an account on CAA’s website and logging onto CAA’s or an affiliate’s website. CAA may at their sole discretion make changes to the content or delivery of any benefit.
Use of Your Benefits
You agree to use your benefits in accordance with these Terms and any applicable laws and regulations. Your use of any benefit is restricted to properties that are registered and paid with your membership account. You are responsible for all activities that occur under your account.
Additionally, you acknowledge and agree that:
a. Any attempt to access or use or share your benefits for properties not registered and paid with your membership is strictly prohibited.
b. CAA reserves the right to audit membership accounts for use of services with properties not registered and paid with your membership and may take appropriate action, including suspension or termination of your membership, if it is determined that you have violated these terms.
c. Platform services, including forms, background papers, and educational courses, may only be used in the format in which they are provided by Us and may not be changed or altered in any way without Our express written permission.
You further agree not to upload, distribute, or share any content through our services that:
- Is defamatory, obscene, abusive, or threatening.
- Encourages conduct that could constitute a criminal offense, violate local, state, national, or international laws.
- Infringes on any intellectual property or other proprietary rights of any third party.
- Advertises goods or services without prior written consent from CAA.
CAA reserves the right to remove or restrict access to any content that violates these terms and to cooperate fully with law enforcement regarding any violations.
Membership Areas and Account Security
Access to certain parts of the website, including members-only areas, is restricted to CAA members in good standing. Members are assigned unique usernames and must create a password for their account. Members are responsible for maintaining the confidentiality of these credentials. Members may not share their login information with others. Any unauthorized access to members-only areas will be subject to legal action, and CAA may terminate the membership in cases of misuse.
Credit Card Use and Transactions
CAA processes payments, including membership dues and any purchases through secure channels using industry-standard encryption. Credit card details are only shared with third-party vendors as needed to complete transactions, and CAA does not store or share credit card information outside of these transactions.
Refunds for transactions will only be provided under specific circumstances outlined in the Refund Policy below. Fees, memberships, and other purchases are generally non-refundable unless explicitly stated otherwise.
Copyright and Intellectual Property
All content available through the California Apartment Association (CAA) website, including but not limited to educational materials, forms, background papers, guides, and legal resources, is protected by copyright and is for the exclusive use of members in good standing. Access to these materials is provided solely for the management and operation of the specific rental properties that the member has registered with CAA and for which membership dues have been paid. Members agree that they will not distribute, share, or otherwise use CAA materials for properties that are not covered by their membership dues. Unauthorized reproduction, distribution, or commercial use of any CAA materials is strictly prohibited and may result in suspension of membership and legal action.
If you wish to use CAA resources for additional properties or units beyond those covered by your membership, you must update your membership details and pay the appropriate dues. CAA reserves the right to monitor and enforce compliance with this restriction, including restricting access to materials or terminating membership in cases of violation.
If you believe that your intellectual property rights have been violated, please contact us with the necessary details, including:
- A physical or electronic signature of the copyright owner or authorized representative.
- Identification of the work that is claimed to be infringed.
- Contact information (name, address, email, phone number).
Refund Policy
We strive to ensure customer satisfaction with our services. If you are not fully satisfied, we offer a straightforward refund policy.
Full Refund Eligibility:
You are eligible for a full refund if your account has not been used to access or log into the CAA website and the refund is requested less than 30 days after the purchase.
How to Request a Refund:
To request a refund, please contact our member services team at membership@caanet.org.
Non-Refundable Conditions: Once the website has been accessed via logging in through your account or more than 30 days have passed since the date of purchase, no refunds will be granted.

Disclaimers and No Warranties
The CAA website and services are provided on an “as-is” basis without warranties of any kind, either express or implied. CAA does not guarantee that the website will be free from errors or uninterrupted. Users assume all risks associated with the use of the website and its content. CAA disclaims any liability for any damages arising from the use or inability to use the website.
Limitation of Liability
In no event shall CAA, its officers, directors, employees, or agents be liable for any indirect, incidental, or consequential damages arising out of or related to the use or performance of this website. Your sole remedy for dissatisfaction with the website is to discontinue using the service.

CAA’s website may include links to external websites that are not operated or controlled by CAA. Definitions
The following definitions apply to these Membership Terms of Service. The meanings remain the same whether expressed as singular or plural.
CAA: (also referred to as “Us”, “We”, “Our”, “California Apartment Association”, “Association”) refers to the California Apartment Association, 980 Ninth Street, Suite 1430, Sacramento, CA.
Benefit: (also referred to as “Entitlement”, “Site”, “Website”, “Platform”, “Service”) means access to website features and functionality, and third-party services offered by CAA to Our Members.
Membership: refers to access to benefits granted to You on an annual basis, based on the options chosen by You at registration or added by You during the course of your Membership.
Parties: means You and CAA.
Terms of Service: (also referred to as “Terms”, “Terms of Use”, or “Terms and Conditions”) means the agreement between You and CAA regarding the purchase and use of Membership Benefits.
You: (also referred to as “Your”, “Member”, “User”) means the individual or organization accessing Membership Benefits, as applicable.
