A landlord’s ability to terminate a month-to-month tenancy depends first and foremost on whether the tenancy in question is subject to a just cause law. Just cause laws require landlords to have a specific cause before they can terminate a tenancy. By contrast, if a month-to-month tenancy is not subject to just cause, it can generally be terminated with either 30- or 60-days’ notice without stating a reason for the termination, as discussed in more detail below.
