Notice of Termination of Tenancy Due to Owner Move-in (Properties Exempt from AB 1482, but Subject to CTRA)

On January 29, 2021, Governor Gavin Newsom signed into law SB 91. It took effect immediately. This new law extends the COVID-19 Tenant Relief Act (CTRA), California’s statewide eviction moratorium, through June 30, 2021, and enacts new protections for renters related to the COVID-19 pandemic. This new law also established a rental assistance program. CAA will post information about the rental assistance program on the CTRA Compliance Page at as soon as it is available.

CTRA requires just cause for termination prior to July 1, 2021, of any tenancy, at any residential rental property – including those that are exempt from AB 1482. If the tenancy is protected by just cause, a landlord is prohibited from (1) terminating a month-to-month tenancy or (2) choosing not to renew a fixed term lease, without providing an allowed reason for termination.

An owner’s intent to occupy the unit, including occupancy by the owner’s spouse, domestic partner, children, grandchildren, parents, or grandparents, as authorized by law, is an allowed reason for termination. This form is only designed for that purpose.
